TENANT FAQ

  • When is my rent due?

    Rent is due on the 1st each month. Rent can be paid by mail, in person or online! Acceptable forms of payment are check, money order, or online payment.

    If the office is closed, please use the mail slot box to the right of the front door. Don't forget to include your rental address in the memo of your check!

  • In case of an emergency in my home, what should I do?

    First, contact proper authorities (9-1-1) , then please call 509-933-2600. If it is after hours, there is an Emergency Line option.

     (Examples of emergencies are active water leaks, flooding, fire, gas leak, etc.) ***For FIRE, FLOOD, GAS or Natural Disasters, call 911 FIRST!***

  • What am I responsible for maintaining in my home?

    You are responsible for maintaining heating filters and smoke detector batteries at all times. This may mean changing them quarterly or more frequently as needed. Light bulbs that are easily accessible also need to be maintained by the residents. In most situations, yard maintenance may be required. Please refer to your individual residential lease.

  • Do I need approval to paint or change something in the home I am renting?

    Any and all changes or modifications to the property must be requested in writing to Accolade Property Management Group for approval BEFORE any changes are made.

  • What insurance do I need as a tenant?

    We require all renters to carry Renter's Insurance with minimum liability coverage of $100,000 per occurence. This is for your protection.


    There are two options for providing this coverage: 


    1. Provide your own policy through an insurance provider of your choice

    2. Enroll in our Liability to Landlord Insurance Policy. This is an easy way to meet your lease requirement, but does not cover your personal belongings. You pay the monthly premium together with your rent.  Click Here for more details.

  • How Do I Add or Remove A Roommate?

    In order to remove/add a tenant to the lease you will need complete these 3 steps: 


    1. Fill out this form to get the roommate transition process started. 


    You will need the full names, emails and phone #'s of any new residents so make sure you get those before starting the form. Please put "None" or "N/A" in any boxes that don't pertain to your transition.


    2. Have incoming tenants and co-signers fill-in and pay for their application here:

    3. Once all tenants have been approved, we will send out an addendum to add/remove the tenants from the lease. This must be signed by all parties on the lease. 


    IT IS IMPORTANT FOR EVERYONE TO KNOW THAT:


    Your account must be in good standing with no outstanding balance.

     If applications are submitted and paperwork is signed within 48 hours, we will cut the Roommate Transition Fee in Half!

     The security deposit will remain on-hand until the home is fully vacated. The exiting tenant is releasing all rights to the security deposit. 

    YOU CAN SAVE YOURSELF 1/2 THE FEE BY COMPLETING THE STEPS AND SIGNING WITHIN 48 HOURS!

  • What If I Want to Break My Lease?

     To request an early termination of your lease, please log into your Tenant Portal and Complete the request for Notice to Vacate. You can find this link within your portal by going to the Contact Us page and then clicking on NOTICE TO VACATE. 


    Please note: this DOES NOT automatically release you from your obligation to the lease contract.


    What Happens Once Your Request for Notice to Vacate has been processed: 

    • Accolade will begin advertising the home
    • Accolade will notify you when an approved applicant has secured the home. 
    • You are responsible for the rent, liability insurance and utilities until a new tenant is secured. 
    • The lease termination fee of one-full month of rent and is due prior to the new tenant taking possession.
